Questions about property data

Where does the data come from?

The property data comes from a national property data provider covering 150M+ US properties across all 50 US states, on the market and off. Most of what you read on the record comes from public and county records: ownership, taxes, mortgages and liens, sales and MLS history. Valuation, equity and comps are estimates built from that data. The owner’s phone numbers, emails and mailing address are the one part that is filled in on request, when you skip trace.

Can I see comps and estimated value?

Yes. The Comps section lists comparable sales near the property, each with its address, property type, estimated value and square footage. The Valuation section carries the property’s own estimated value, its estimated equity, the equity percent and the loan to value, and the estimated value also sits at the top of the record beside the address.

Can I see the owner’s other properties?

Yes. Linked properties, the other properties held in the same name, sit in the ownership and occupancy section of the record as a table. They come back with the skip trace, alongside the owner’s phone numbers, email and mailing address, so one owner with a portfolio is a different call from one owner with one house.

Can I add my own notes?

Yes. Every property has a notes box on its record, saved to that property. Leave a note after a call and it is there the next time you open the record, next to the owner, the numbers and the lead status you set.
